Howard County Housing Statistics for July 2010

Howard County Board of Realtors released the statistics for July 2010.

Inventory continued to rise closing in on 1400 homes for sale. The total number of active listings is a large 18% higher than this time last year. Year to date contacts are up by 4%.

Although the total number of settlements this month sank by 26% over last month the total settlements year to date are up by a sweeping 16%.

It appears the stimulus definitely jump started things and the momentum is still being felt. If we can even continue at the current pace 2010 will be a definite improvement over 2009. It will be fun to watch the fall market in hopes of this continued smooth sailing improvement.

   I don’t know. Listings up, cotracts down, settlements down, unemployment staying high – looks like we could be in for some more price softening.

   I’m with DIY. I’m thinking a second drop is clearly around the bend. Maryland is only 7.1 unemployment meaning 1 in 20 neighbors are broke. Rest of the country 1 in 10 neighbors are broke. I’m going with 1 in 5 nationwide by end of 2011.

   Posting on other people’s real estate blogs is not something that I do regularly. However, after reading your blog and reviewing your site over the past couple of months I had to give you my two cents. The potential you have at being one the main voices, if not the main voice in your market is incredible. I am not sure how much time you allot at posting on your site, but if you put in a little more time posting here I am almost positive you would see more numbers. Not to mention the additional income you could receive from advertisements. I am definitely taking notes and appreciating your efforts. Good Luck!
