According to the most recent RBI report for Howard County, Maryland, active listings for homes on the market has dropped by almost 34% in the past year.  This is a sign that demand is up but inventory is down.   These statistics indicate that 44 houses sold within the first 10 days of listing on the MLS.  What this means for you in Howard County, Maryland is that you may want to make 2013 a priority year in your home search!!

HOUSING AFFORDIBILITY INDEX – Sets Annual Record for 2012

It might be time to take all the information provided from updated reports and apply it to your personal home buying situation.  As we know, the interest rates are super low and it is an excellent time to take advantage of them.  Often a potential home buyer may not realize that their Housing Affordability Index rate is a determining factor in obtaining financing.  A good understanding of how the index is obtained will take some of the mystery out of the process.  Knowledge is always power, so we have provided a short excerpt from the most recent publication in Realty Times.

Housing Affordability Index to Set Annual Record for 2012. . . . . .

Washington, DC, January 9, 2013

With 11 months of data reported, 2012 will clearly go down as a record year for favorable housing affordability conditions, and a great year for buyers who could get a mortgage, according to the National Association of REALTORS^®.

 

NAR’s national Housing Affordability Index stood at 198.2 in November, based on the relationship between median home price, median family income and average mortgage interest rate. The higher the index, the greater the household purchasing power.

 

An index of 100 is defined as the point where a median-income household has exactly enough income to qualify for the purchase of a median-priced existing single-family home, assuming a 20 percent down payment and 25 percent of gross income devoted to mortgage principal and interest payments. For first-time buyers making small down payments, the affordability levels are relatively lower.

 

For all of 2012, NAR projects the housing affordability index to be a record high 194, up from 186 in 2011, which was the previous record. November’s reading was 2.5 index points below October, but up 1.5 index points from a year earlier.

This information is most certainly a positive development in the real estate market.  We have December 2012 residential market reports which show that the demand for homes is up in Howard County, Maryland and the inventory is down – making this an opportune time to begin searching for that next house!!

2012 Home Sales: Best in 5 Years

NEW YORK (CNNMoney) — STEADY DECEMBER 2012 HOME SALES CAPPED THE BEST YEAR FOR THE U.S. REAL ESTATE MARKET IN FIVE YEARS, ACCORDING TO AN INDUSTRY TRADE GROUP REPORT.

The National Association of Realtors said that December sales of previously-owned homes came in just slightly below November’s sales pace, but up 12.8% from a year ago. That brought full-year sales to 4.65 million, up 9% from 2011 and the best year for home sales since 2007, when there were 5 million homes sold just before the start of the recession. 

In Howard County, Maryland you will see enormous changes in the real estate market.  The inventory is down and sales are at a record high.  These historic interest rates have never been better and so many people are taking this opportunity to search for their next primary residence or to invest in real estate property to expand their portfolios.
