Realtors in Maryland and Realtors in Howard County Acknowledged in Best Selling Book
Top Howard County Realtors are talking at the water cooler this week asking if one or the other made the acknowledgement page in Pat Hiban’s new runaway best seller , 6 steps to 7 figures. Hiban racked up over 13,000 in book sales in a mere one month period. “Most people expect a book about a very successful agent to come out of a state like California, in a place like Los Angeles. So it’s refreshing to have a local success story right here and it’s even more refreshing to read my very own name!!” said Holly Vancourt , top agent with the Pat Hiban Real Estate Group.
Here is the list. Are you a top successful agent in Howard County Maryland that may have helped Pat along the way? Maybe your name is here!!!
A big thank you to my first mentor Erv Norgren for setting me in the right direction from the very beginning. Thank you Howard Brinton for making me a “Star” and introducing me to so many mentors. If it were not for Dr. Fred Grosse, I would not be where I am today.Thank you Dr. Fred for sharing all of your wisdom in such life- changing ways.
This project began as a book about team manage- ment, evolved into one about selling more houses, and then actualized into its current format.Through all the evolutions and changes both Jay Papasan and Jonas Koffler of Rellek Publishing Partners were there for the ups and downs. You never refused a call or an email. Every piece of advice you gave me was dead-on. I may not have liked it at the time, but in retrospect I am so grateful for all the advice and suggestions you put into this book. This project would never have made it beyond the first word if not for both of you.
I appreciate the support and encouragement of Gary Keller, whose belief in me has never faltered.

Frequency of Rental Property Inspections at Blame in Frostburg Fire Deaths

This post hits home for me because I attended Frostburg State and my wife Kim became friends with one of the victims through her sorority KTE. As an owner of multiple rental properties that I rent to students at the University of Maryland in College Park, I can tell you first hand that diligent rental inspectors exist that do thorough inspections of my companies homes and having a window in each bedroom is a MINIMUM!!! I have a house on Girard Avenue that they recently had me redo an entire deck and paint the outside of to the tune of over $5,000.00. My point is they pay so much attention to detail on these inspections that the existence of a window would be the foremost thing on the list probably next to having smoke alarms. Which leads to another point-did a smoke alarm exist that maybe would have woken the kids up before the fire got too big?
I did a little digging and did find this on an online item from the City of Frostburg Rental Housing Code:
08. Exits: Rental Units shall be provided with two (2) independent fire escape routes. An escape route such as an exterior porch roof, an accessible operable exterior window, or an exterior door or landing may constitute an independent fire escape route. Exterior fire escapes shall be designed to prevent the accumulation of snow or ice.
01. Every bedroom shall have at least one (1) operable exterior window or exterior door constructed to permit emergency exit or rescue.
01. Bedrooms protected by a functioning approved sprinkler system that is tested and certified annually by a qualified inspector may have no direct exterior exit.
02. Where no exterior door or window exists in a bedroom, two (2) doors are required. Each door must open into a different room or area and lead to an independent exit of the unit.
03. Minimum window opening shall be 820 square inches (5.7 square feet) with a minimum of twenty-four inches (24”) high and a minimum of twenty inches (20”) wide. Opening must be obtainable without the use of tools. Bottom of opening shall be no more than forty-four inches (44”) above the floor or to the top of an appropriate fixed step or platform.
03. All rental units shall be inspected for compliance with the standards of this ordinance on a routine basis. The frequency of the routine inspections will be determined by the age of the oldest part of any part of the structure containing, adjacent, or in immediate proximity to the rental unit and the permitted maximum occupancy limit of the rental unit according to the following schedule:
| Age of Structure |
Inspection frequency |
| Less than 10 years old |
Every 5 years |
| 10 to less than 25 years old |
Every 4 years |
| 25 to less than 40 years old |
Every 3 years |
| 40 to less than 60 years old |
Every 2 years |
| 60 years old or older |
Annually (see §3.03.05) |
It appears that if this building was under 10 years ( I don’t know how old it is) it would have only been inspected every 5 years. Only if it was built before 1950 would it mean that an inspector would have to come by to make sure each apartment had windows?
Something is not right with this. Am I wrong?
