Top Agent with the Pat Hiban Real Estate Group

Keller Williams Realty Worldwide

I would be remiss in my duties as a top agent on Pat Hiban and Mike Sloan’s team if I did not write a post today about Pat’s new international Best Seller

4 years ago , Pat set out to give back to the realtor community that has propelled him to high levels of success by writing a book sharing all of his secrets. As part of this new generation of realtors I felt it my responsibility to say Thank You to Pat.

It is inspiring to watch not only someone who sets goals but someone who actually follows said goals to fruition, no matter what obstacles come into his or her path.

Watch this one minute video:

Jim Bodine, Long and Foster, 36 Year Real Estate Veteran , Passes Away

Jim Bodine_s Featured ListingsHoward County Real Estate Veteran Jim Bodine of  Long and Foster Real Estate passed away unexpectedly on Friday. Shortly after faxing over a contract to a co op agent , Jim collapsed from a massive heart attack and died at his Long and Foster office in Clarksville, Maryland. To all who knew Jim he was one of the best Realtors and human beings the real estate community had. Ironically, on Sunday,  the contract came back over the fax machine, ratified.

His viewing and funeral , held at Witzke’s Funeral Home in Ellicott City was a standing room only event. Pam Stevens, Office Manager from Re/Max Advantage Realty in Columbia Eulogized Jim by reminiscing about their days together (with many other top Realtors) at Urban Properties in the 1970′s. “Jim was the driving force behind Urban Properties being the number one office in Howard County year after year!” exclaimed Pam. Jim went on to form his own Real Estate Brokerage “Best Realty Group” in the late 80′s and then eventually joined forces with Long and Foster.

Jim was responsible for training and  raising  several agents in the room, including his step son ,Steve Allnutt, top agent of Re/Max Advantage Realty in Fulton. One agent drove down from Ocean City, Maryland just for the funeral. Never even meeting Jim before, Jim entrusted him with a referral of a client just 24 hours before he passed and made such an impression on this man that he came to pay his respects.

I can remember in about 1990, I interviewed a few times with Jim with regards to joining his company , Best Realty Group. Each time I went there he wouldn’t let me leave without a piece of new sales knowledge. I’ll never forget he taught me the classic Ben Franklin Close, where you list the pros and cons on a piece of paper in columns. Among other techniques he taught me ,  I have used that Ben Franklin Close countless times with buyers and sellers in my life. Thank You Jim for that.

I’ll remember Jim as an agent that had more knowledge than most (so you didn’t have explain much to him). He got it. Always available, always approachable, always happy to hear your voice. We did multiple deals together over the years and I can’t remember a single one with any problems that were not solved right away. The Bodine and Allnutt families have lost a beautiful man but as Jim’s brother in law eulogized last night , “We have all gained a guardian angel”.

Rest In Peace Jim.

Average Size of Home Plummets

YouTube Preview Image

In this week in Real Estate , Jay and Bryan discuss how the Average Home size has dropped 10% in the last few years as people are being conservative with the amount of space they need. In other words, more families are reconsidering the need for the 3rd full bath or living room that never gets used.

International Mother Language Day celebrated in Maryland /Washington DC

Ekushey February(21st February) also known as  international mother language day. On 21 February 1952, a number of students campaigning for the recognition of  Bangla as one of the state languages of Pakistan were killed when police fired upon them.

Even before the creation of Pakistan in 1947, there had been demands that Bangla be made one of the state language s of Pakistan. In July 1947, it was suggested that, after the departure of the British, Bangla could be made the state language of the new state. Shortly after the creation of Pakistan, at the first session of the Pakistan Legislative Assembly on 23 February 1948, it was proposed that Bangla be made one of the languages of the Assembly along with English and Urdu. The proposal was rejected.

In protest, the Dhaka University National Language Committee called on a strike on January 30, 1952. A meeting was held that day at the university campus, where students pledged to carry on the Language Movement. A decision was also taken to observe a strike in all educational institutions of the province.  During the strikes, they gathered on the premises of the Medical College hostel and also moved towards the Provincial Assembly where a session of the East Bengal Legislative Assembly was about to begin. The policemen on duty tried to disperse the students by firing blanks. When this failed, the police fired into the crowd. In the firing  lots of students and local public were injured and killed.

The reactions of the police killings were immediate and people started to gather in front of the hospitals, schools and colleges to hold protest meetings, rallies and processions. These protests and rallies continued for several days and the movement for Bangla as one of the National languages gained momentum. Then in 1954, after the resounding victory of the United Front, Bagla was announced as one of the state languages of Pakistan in the National assembly on 9th May of 1954.

Since that day Bengalis all over the world celebrate 21st February as their Mother Language Movement Day and remember all the matyrs who sacrificed their lives. 21st February played an important role in making BengalisYouTube Preview Image aware of their culture and national heritage rch, 1971. Since 2000, 21st February is also known as International Mother Language Day and it is a tribute to all those who sacrificed their lives for their mother language.

In observance of this historic day, an event is being held at the Embassy of Bangladesh in Washington DC(3510 International Dr,NW, Washington DC 20008), on Sunday, 21st  February, 2010 from 5-7 pm. Aside from songs and dances of Bangladesh, artists from China, Egypt, Kenya, India, Paraguay, Russia, Spain, France, Germany, among others will also perform. This will be followed by resourceful individuals who will highlight on the significance of the day. Guest will be served with traditional Bangladeshi snacks and this event is open to all. For more information you can contact Md. Shameem Ahsan(Political Minister, Bangladesh Embassy), shameem572@yahoo.com , or visit www.bdembassyusa.org .

Maryland/Washington D.C. Heritage India Festival Expected to be Largest Yet!

The Washington Metro area Heritage India Festival committee has begun planning for their annual events. Click here Rushhi Entertainment , like every year will have 2 events; one in May and the other in October of 2010. Both will be held at the Dulles Expo and Conference Center – North Hall!

The first event will be held on May 15-16, 2010 and will have vendors from all over the US bringing product and services for the Indian community. You will see vendors selling Indian costume jewelry,  Kurtis, and Skirts which are very popular amongst the Americans too. There will be vendors who will sell Bollywood movies and music cds too. Some charitable organizations usually put their booths too to advertise what they are doing for the community.

The second event will take place on October 30-31, 2010 and this will be their Diwali Special (Indian Festival of Colors). For Diwali the vendors will bring more colorful and extravagant clothes and jewellery which people will buy to wear during the festival. What is nice about the timing is that Eid will be celebrated in November this year and this will bring more of the Muslim community to do their Eid shopping.

Besides the shopping, both events usually have food vendors who come from local Indian restaurants and sell North and South Indian fast food. A personal favorite is all the Chaats they sell since you dont get those in all Indian restaurants and they remind you of the street fares in India. The highlight of both event is the entertainment they arrange in one corner of the location. They set up a stage and local dance schools enroll their students to perform during the event. Arya International click here is one such dance school that trains kids in Bharat natyam and Bollywood dance. You will see kids from all ages perform and I am sure the parents are proud to see their children perform on something that is from their culture and their heritage. it takes these kids back to their rich roots.

Overall this year,  Rushhi Inc. has more vendors and sponsors than ever before. You will see the following names amongst the sponsors: DirectTV, TV9, StarONE, StarPLUS, Citibank, Vibha, Libaas Boutique, Shagun Boutique, Sulekha.com, Saavn.com, Aloha Mind Math, Kerala Assoc. of Greater Washington, Golden Temple, SimplyAstro.com, C2 education, Angeethi Restaurant, United Central Bank, IndAroma Bakery and Cafe, Avanice Jewels, USINPAC, Qatar Airways, Manjit Singh CPA, ATW Travels, Swadesh Foods and many more.

I hope to see many such festivals like the Heritage India Festivals throughout the year so we can take our family and friends and enjoy a part of our culture.

Sidamo Coffee opens in Maple Lawn

A new coffee shop has opened where the old Daily Grind was in Maple Lawn in Fulton.

Sidamo stands for the area in Ethiopia where the coffee beans are made and where the owners originate from. I had a cup this morning and it is really good coffee. This is the second venture for the owners who also have a shop in D.C.
The D.C. shop has a huge orange coffee pot sculpture above the front door. Do you think the Maple Lawn HOA will allow one of those above this location?

Million Dollar Home Inventory Surges!!!

I can remember having a million dollar buyer in 1997. Every home we looked at we knew that if he didn’t buy it probably no one else would that year. We knew we were the only buyer in existence in that price range at that time. Agents would bombard us after showings wanting to know feedback because we were their only showing in months…and there were not that many to even look at. I’m guessing like 10 homes and that’s it, we had to pick one.

Now, of course, there are tons of million dollar homes on the market! If you want to buy a home, over a million bucks, in this area there are 165 to choose from today (not including new homes)! With new homes there are probably over 300 million dollar homes. Seems like for the past 10 years, if you were a builder and had the choice of price range to build in, you chose the upper end. Now we have a glut there. A major glut there…a 14 month inventory glut. That means that at today’s sales pace it will take 14 months for the current inventory to be purchased (providing no one new comes on the market). No rush for me…I plan on being here still selling real estate in 100 months, even 1,000 months from now, so 14 months is no biggie. Question is, if you want to sell now, how long is 14 months for you?
