Maryland State Housing Statistics Released for February 2010
MRIS and CAR released the Maryland housing statistics for February 2010.
Essentially settled units were up almost 20% from 2,348 to 2,809.
The average sales price dropped by 6.6% and active inventory is down about 12% statewide.
Some interesting pieces are that Garrett County-home of Deep Creek Lake and WISP ski resort saw a 56% drop in units sold where it’s polar vacation resort town -Ocean City Maryland and Wicomico County saw an phenominal 70.8% increase in sales.
Maybe it just takes a while for markets to move from one side of the state to the other. Garrett’s inventory level is up while Wicomico’s inventory level is down.
Howard County Statistics for February 2010 Released
Howard County Board of Realtors released the February 2010 Statistics today.
10% less homes hit the market compared to last February pushing the inventory level to a YTD total of 21% less than 2009.
Between $900,000 and one million we saw a 300% increase in homes that went under contract.
All total , 19.3% more homes went under contract last month compared to a year ago.
One nice thing to note is the prices leveled significantly with both Average and Median price points staying very close over the course of the last year!!
Howard County Housing Statistics Released for January 2010
Howard County Board of Realtors released the housing statistics for the prior month and some interesting trends are revealing themselves!
Inventory of single family homes spiked by 282 homes. Some of which was caused by sellers wanting to sell before the expiration of the stimulus money at the end of April. It will be interesting what percentage if any of the active listing market will drop on May 1st.
Overall contracts were up 18.9 % and settlements were up 25.3%.
2 homes went pending in the 1.5 million dollar plus range which is great news for a previously very slow upper market.

What an interesting year for Howard County real estate. Some of the numbers are to be expected and others are shocking.
Inventory through the end of 12/09 was up 27.6% as compared to 12/08….more homes for sale.
At the end of 12/09 there were 849 homes for sale in Howard County. 144 of those went under contract in December.
In Howard County there were 2306 homes settled in 2009, up 6% from 2008.
Here is a look back at the market as it has changed from a seller’s market to a buyer’s market.
Average sales prices:
2004 $405,716
2005 $475,082
2006 $494,941
2007 $498,648
2008 $468,525
2009 $423,720
Total number of settlements:
2004 3955
2005 3919 down
2006 3241 down
2007 2727 down
2008 2176 down
2009 2306 UP!!!!!
So it looks like the average sales price is somewhere back in the 2004-2005 range.
I expect that in 2010 the number of sales will continue to increase like 2009 and be close to a 6% increase in the number of sales. That being said…I expect the average sales prices will decrease in 2010 due to downward pricing pressure from foreclosures and short sales.

There is a lot of talk in our office today about the potential U.S. Cyber Command come to Ft. Meade. The Washington Post reported that if Lt. Gen. Keith B. Alexander (Director of NSA) is confirmed by the Senate for the post to lead the new cybersecurity unit he will request that it will be located in Ft. Meade. This would bring 24,0o0 to 28,0000 jobs to our area. Some fear that the command will be hosted in California, Texas or Massachusetts. Click here for the article.

In reviewing the October housing statistics for Maryland I noticed several things:
