Inventory Spikes in Howard County as Sales Slip

The Howard County Board of Realtors released it’s March and Year to Date Numbers showing a spike in sellers putting their homes up for sale to over 1,000 active listings. Although said numbers exceeded the 1k benchmark they still show a drop of 9% compared to the inventory this time last year.

Pending sales dropped to 240 compared with 288 total this time last year, also a 9% drop.

The year to date settlements are down 11% for March and a total of 10% year to date.

Howard County stood out as one of only a few counties in the State to see such negative numbers. Many other counties have felt a serious surge of activity with regards to pending sales and settlements so far this year. December and Yearly Housing Statistics for Howard County, Maryland

http___www.hcar.org_statistics_2010-home-sales_hcsf1210.pdfThe Howard County Board of Realtors released the  2010 final numbers for the year and the ending results for December.

Compared to December of last year the number of homes ended 10% higher. Just like last year, as you can see from the graph above the inventory plummeted as folks removed their homes from MLS for the holidays. By 12-31-10 , 988 homes remained for sale whereas last year only 849 remained at the new year.

The price range over a million dollars spiked during the last month of they with six homes selling over a million whereas last year produced a mere two home sales.

The total number of settled homes was uncanny compared to 2009 with there only being 54 more homes  sold.

2,360 single family houses went to settlement in 2010 and 2306 did in 2009.

1032129885_109f043ef8Howard County Board of Realtors posted their November 2010 statistics today.

Housing inventory dropped significantly to pre fall levels yet when compared to 2009  there are more homes for sale today this time of year than last year.

Contracts were up 10% for the month but down 3% year to date.

The average sales price remains about $10,000 higher than 2009 at $433,854.

iStock_000009692318XSmallHoward County Market Statistics show that 92 % of  all sales in the county YTD were under $699,000.00.  There have only been 12 sales over 1.25 million in the last year, that’s just about one per month.

The most listings active listings last month fell between $300,000 and $40o,000.

The average sales price is up from $423,000 to $434,000.

Inventory soared 20% compared to last October.

Contracts are down 2o.3%

Maryland State Statistics show some interesting changes as well. The average sales price throughout Maryland only went down about one half of one percent.

iStock_000011435957SmallMaryland Housing Statistics were released this week revealing a downward trend in both settled and pending homes and an increase in active listings. Currently there are about 1,400 less pending contracts in the state of Maryland as there were in September of 2009. There are about 500 more compared to September of 2008 however. The active listing inventory crept up to 46,457 homes compared to 44,204 in 09 and 51,021 in 2008.

Many experts are expecting this inventory level to significantly decrease as active foreclosure listings are pulled off the market for review during the current robo signer debacle within the mortgage banking industry. Just yesterday 109 listings were pulled from MLS that were foreclosures actively for sale the day before. Of course these homes are not going to disappear forever. Inevitably they will hit the market again, most likely in a few months when the reviews of processes and files are complete by  the auditors. Since typically from November 15th to January 15th is an unwritten moratorium period for the foreclosure industry (it’s simply ugly and creates bad press to evict someone around the holidays) this time frame will start early in light of what’s happening and a huge wave of foreclosures will hit the market next spring. It is already expected that 2011 will see a minimum of double the amount of foreclosures put up for sale so now it is my prediction that an inventory wave of tsunami type proportions will come down on our market this spring and shoot the falling inventory levels to record highs. What does this mean to the consumer? If your a seller…..sell now!!! There will be less competition in the coming months. If your a buyer….wait till spring cause a buyer’s market awaits.

The numbers for August were released this week. Click here. iStock_000010774987XSmallListing inventory finally took a dip after 7 straight months of increases. New contracts overall dropped 10.5% but year to date contracts are still up by 2.2%.

Settlements in the 800k-900k price range plummeted from 6 last August to only 2 this August but again the year to to date settlements in the same price range are equal both years at 21 total settlements.

4th Quarter 2010 will be one of the most watched quarters in recent history as the markets will react or not react to the expiration of the tax credit , the constant drop in interest rates and the piling on of more and more foreclosures onto the market inventory.
